What is really behind the virus crisis?

I've got my agent trained pretty well. He finally understands that I'm not going to quickly be selling for a low price. I'll take it off the market before I drop it past a certain point.

I'm not interested in seller financing however. I want the funds to reinvest not to have a 10 year loan with a balloon at the end or an even longer contract. If I was going to do that I'd just keep the farm land.

I can take the full proceeds and put it into dividend stocks and do much better than I currently do with land rents. Sure the land appreciation and timber sales (every 30 years) are fine but I'm now at an age when I want cash flow and easy access to the principal. I don't have kids to leave this to.

I could actually do all that even at the first offer but if I'm going to have an agent (and I negotiated a good commission with him) then I'm going to try for top dollar and give the market enough time to find the right buyer and not the first buyer.

I've sold smaller pieces of land before. I've also sold enough things on Ebay (totally unrelated of course) to know that when you have few buyers you don't need to lower the price. What you need is more buyers. If you aren't getting any offers after a lot of marketing then you might need to consider lowering the price.

If it's a specialty item and most people aren't even aware that it's for sale, that's the problem and not the price. The local farmers/land owners are the best potential buyers. I agree with that. Not many of them are flush with cash. I'm looking for those that are of course. Someone could want to build a home there as well as farm or rent out the land. There is hunting potential as well. The location is good as far as access (frontage along a state highway).

I even have some potential among family members and the operation that I'm currently renting my land to. People you know don't offer the highest price without seeing that others are offering those prices. When I turned down a $420,000 offer some of those other people started to take my pricing more seriously as well. It's also important IMO to have a high price that is realistic that you can negotiate down from. It can't be a price not based on reality but it can't be the price that you actually want to sell at because no one pays the listed price without feeling they could have done better.

I have time to play the long game.

I have it...the crisis is being used to do away with cash money and to get old folk to tap their card instead of wasting time fumbling as we oldies do trying to put the card in..no it goes the other way ..this way..no ..this way..oh I dropped it..it seems to have gone under the counter.

The reality today when is about the virus crisis is that most of people have lost their fear and each day more and more are living the normal lives as usual. Guys at the front door of their houses talking crap with other dudes without using the masks, people in markets are not "that careful" anymore in keeping the 6 foot distance, work places do not close because one employee's virus test was positive (a case in Target about it was discussed in a radio station and people participating giving opinions didn't condemn the store's decision to keep working as usual).

But Joe Biden, the expert wasting taxpayers money (50 years feeding big corporations not from his pockets but from your taxpayer money) decided to give lab companies a reward, buying the exaggerate amount of 200 million vaccines.

It is expected, knowing the career of this individual Joe Biden, that very soon will be a campaign of fear promoting the vaccination of everybody. This is necessary to justify such a waste of millions and millions of dollars in vaccines that in reality are not needed in such amount.

Healthy people don't need to be vaccinated.

And, because you got vaccinated, such is not a guarantee that if you get infected by the virus, that you won't be contagious to the rest. With vaccination or without vaccination, you will be contagious the same to others. The only difference is, that if you have poor health conditions, then the vaccine is supposed to help your immune system to combat and control the virus inside your body.

Vaccinated or not, you get infected and still are contagious and the pandemic will continue until the virus become weaker than its first appearance, because the new mutations won't make it stronger but weaker than the first wave. This is a fact.

The risk with these vaccines is that nobody knows their effect at the long run, and these vaccines can cause in the future weaker humans in front of variations of the virus, and this could be really catastrophic.

If you are to take the vaccine, do it after 3 to 5 years, first watch its reaction in others. Again, if you are healthy, then definitively you don't need the vaccine.

All these checks sent to you as help because the pandemic, plus the ordering of millions of vaccines, and the closing of business and projects, all of these were well planned to cause bankruptcy. In reality, the US government has been in bankruptcy since the moment it stops balancing the national budget. In order to survive, it dedicated itself to rise up the limit of the debt every 6 months, plus the making of dollars without funds.

All the trillions of dollars given to regular people and corporations are dollars without funds, this is to say, without gold to back up the value of the bills. The government have found the great opportunity to "justify" those zero real value dollars circulating the country and the entire world since decades ago Don't you ever think the government has been very "generous" giving you money. behind the government "Samaritan action" the laundry of bankruptcy has taken place.
