Antarcita has no permanent inhabitants and no native inhabitants.
    Who owns the land?

Let's say some shrwed investor wantd to buy land there and build a tropical vacation resort for when global warming really kicks in, or jusy buy some land as an investment, how would he go about it?

    Who has land rights there?

Can I just go plant a flag and claim it Ravenland?

5 miles out to sea is considered no man's land right?

What if someone were to build a floating island out in the South Atlantic?
    Would that be OK?
Would they not be under anyone's jurisdiction?
Would they not have to pay taxes?

yes but international law doesnt cover things like murder, rape, theft ect

You couldnt be tried in the ICC for stealing equiptment off the guy down the road or for raping or killing your fellow resurches

One could kill another because they want to steal the glory of what he found in an ice core.

    Antarctica is pretty damned large.
What if there are some Native people that we just haven't found yet?
That would be an interesting development.

So I could make a floating island and be an evil despot of my little barge and no one could do legally anything about it?

technically no, they couldnt. if it floats however you would potentually fall under the juristiction of the international law of the sea.

Apart from that you could do anything (with a few exeptions) you wanted ON the island. However if you found oil you would be in trouble

It would make a cool movie if they were murderous, cannibalistic mutants due to their isolation and extreme living conditions.

The island would be floating - I wouldn't find any oil.

It could be a floating, hedonistic paradise.
People woul pay me a fortune to come, and I would have no taxes to pay, and I'd live on a floating, hedonistic paradise.

I could give dying and suicidal people a few hundred thousand dollars for their families and they could come to my island to be game - that would be a popular attraction.

    It could.
They could tear the scientist geeks apart limb from limb.
Then again, they're only scientists - how much of a fight could they put up?

If you have the ammunition to back your claim, then go right ahead. Otherwise, I wouldn't bother.
